PLATFORM DISCLOSURES
Understand the Platform and the Risks.
Updated October 14, 2026
Synedaro currently provides listings, criteria matching, private structured inquiries, institutional application workflows, contract evidence review, closing task coordination, loan-package assembly from approved prepared documents, independent-agent handoff and verified external servicing records. Institutional approval and commitment letters are issued only by authorized institutional staff and remain subject to their stated conditions and expiry. It does not currently receive or hold customer funds, operate escrow, initiate transfers, execute loan documents, create liens or record instruments. Do not send money to Synedaro or treat an on-screen status as proof that these services occurred.
Independent Facilitation & Loan Servicing
Synedaro coordinates the transaction and prepares its loan package. It owns neither the loan nor the collateral. Qualified professionals review the package and transaction structure. The title partner handles authorized property and title review, closing escrow, settlement and recording.
After verified closing and documented acceptance, the appointed independent collateral agent administers the shared security and services the loan under the executed agreements, collecting one borrower payment and distributing lender shares. Agent fees, voting, enforcement and replacement authority follow those agreements. Synedaro displays verified external activity; no automated repayment collection or distribution provider is connected. Each transaction requires an actual provider appointment and servicing arrangement before this model becomes operational.
Listings, Matches & Review
Listing information and indicative terms come from participants. Matching compares stated financing and property criteria. Open the comparison to see each criterion, its result and any missing information; a criteria match is not underwriting approval. They do not assess creditworthiness, investment suitability, legal eligibility, property value or the likelihood of repayment. A high match score is not a recommendation or guarantee.
A platform reviewer’s decision records that reviewer’s assessment of supplied evidence. It is not government approval, a guarantee of accuracy, a credit rating or proof that a participant holds any required license. Sample listings and matches are fictional illustrations.
Lending & Property Risks
You may lose some or all of your principal and interest. Borrower default, fraud, inaccurate valuations, senior liens, foreclosure costs, construction delays, vacancies and market changes can reduce or eliminate repayment. Collateral and a stated lien position do not guarantee recovery. Independent title, valuation, legal and financial review are necessary before a transaction.
Private loans may be illiquid, with no ability to resell or withdraw funds. Displayed rates are not guaranteed yields or APR disclosures and may exclude fees, servicing costs, expenses and taxes. Do not assume deposit insurance or investor-protection coverage applies to a loan or participation.
Multiple Lenders & Funding Status
The platform’s 10% minimum contribution and maximum of 10 lenders are participation rules, not a securities-law exemption, diversification guarantee or eligibility determination. Co-lending can involve shared collateral, servicing, voting, enforcement, priority and allocation risks that must be addressed in definitive documents.
Indicative proposals are non-binding. Accepted commitments and recorded receipts are different: a commitment does not prove funds have arrived. A funded amount reflects receipts recorded by a reviewer, not money held by Synedaro. Review the underlying records and final agreements before relying on any status.
Legal Eligibility & Transaction Documents
A listing’s availability does not establish that a transaction is permitted in your jurisdiction. Applicable licensing, securities, lending, interest-rate, disclosure and other requirements depend on the parties, location, compensation, loan purpose and transaction structure. Neither anonymity nor a small number of lenders removes those requirements.
Do not use a generic listing or proposal in place of required offering materials, loan disclosures, credit notices, written agreements or closing documents. No transaction may proceed without the applicable legal requirements being satisfied. This website does not provide individualized legal, tax or investment advice.
Fair Access & Credit Decisions
Participants must comply with applicable fair-lending and anti-discrimination requirements. A preset “pass” response or platform review message is not a substitute for a legally required adverse-action notice. Bank linking is not authorization to obtain a consumer credit report. Separate permissible-purpose, notice and authorization requirements must be addressed before any credit-report use.
Bank Connections & Wire Fraud
Linking an account retrieves authorized bank information for verification; it does not authorize a debit, reserve funds or initiate payment. Balances are snapshots and may change. An account connection or name match does not establish a complete identity, sanctions, anti-money-laundering or source-of-funds review.
Before an actual closing, independently verify payment instructions with the authorized closing provider using a previously verified contact method. Never rely solely on changed instructions in an email or message. Do not enter bank passwords, access codes or payment instructions in listings or Deal Rooms.
Privacy & Anonymity
Marketplace aliases are a privacy feature, not a promise of complete anonymity. Public criteria may help others infer a project’s identity. Authorized review and closing parties may need legal identities and transaction details, and recorded instruments may become public. Read the Data Use & Account Controls notice before providing personal or financial information.
